Selected Accomplishments

Cut Transwestern receivables 30%. New properties faced high tenant receivables and sub-standard vendor performance. Met with key tenants, to address concerns and with vendors to resolve performance issues and late payables. Drove 47% improvement in metrics and brought tenant receivables to acceptable levels in eight months.

Reduced UPenn work-order backlog 87% in five months. Trammell Crow faced dissatisfied customers due to backlog of work orders and poor vendor performance. Prioritized concerns for each school. Developed work-flow plan for vendors. Improved client/vendor relations. Streamlined property management process.

Took innovative disaster recovery measures for Meridian Bank. Bank lacked disaster recovery plan, following major fire. Led immediate relocation of 450 staff and infrastructure. Successfully freeze-dried and recovered six trailer-loads of water-logged critical documents. Resumed operations with no loss of business.

Sourced and implemented energy cost-reduction programs. Trammell Crow properties faced excessive utility costs. Sourced providers to discuss natural gas usage and delivery cost guarantees. Negotiated aggressive contract for PNC Bank, reducing gas costs 9%. Entered into national contracts, realizing greater savings.

Reduced regional service contract costs 17%. Each Meridian region managed their services separately, providing inconsistent quality and costs. Led regional manager team to standardize scope of contracts and to define approved service criteria. Gained consistency in quality, service and pricing, cutting costs on new contracts.

Oversaw $4.75M in capital renovation projects and $25M in tenant improvements. Increased occupancy rates and decreased tenant receivables. After downsizing in 2009, went on an intensive program to upgrade my skills and knowledge base of Green Building operations.

General Manager/Senior Property Manager, TRC Operations, Inc., 2000-2004. Created policies & procedures, meeting the needs of the property, the tenants and management. Trained existing staff on new processes. Developed annual operating budget, capital budget and five-year plan. Implemented Energy Conservation Program and Emergency Preparedness Program/Business Recovery Plans in conjunction with tenant companies.

Senior Facilities Manager, Trammell Crow Company, 1998-2000. Responsible for contract to manage University of Pennsylvania real estate, including 15 research laboratory buildings, totaling three million sf. Developed and administered the annual operating budget and the capital budget, managing projects to $500K.
