Community Conversion to Condominiums/Community/Property Manager:
Responsible but not limited to oversee all aspects of daily Management. Supervise, train, schedule and assign all staff including Maintenance staff, Contractors, and Vendors.
Negotiate with Vendors and Contractors for products, services, and Service Contracts. Research and collect competitive bids for projects and repairs.
Inspect all buildings for safety and or code restrictions. Ensure cleanliness, status of repairs if needed, and renovation projects.
Update all Building logs including Inventory and authorize purchases of necessary materials, and supplies for individual condo conversions.
Direct the postings of all accounts Payable/Receivable transactions on a daily and timely basis. Update Rent Roll, Vacancies report, and Weekly reports. Deposit of Remittances and preparation of all Financial Reports. Verify and approve Vendor invoices and Staff Time Sheets.
Coordinate with Maintenance Supervisor to ensure Conversion work, with Contractors is completed in a satisfactory and timely manner.
Deposit all Bank transactions on a daily and timely basis using QuickBooks Accounting.
Prepare and update all outside Marketing strategies for Advertising, working side by side with Marketing and Realty Company to ensure sales of Condominiums.
Continue to maintain and oversee all aspects of Property Management for Leasing Community.
Maintain and oversee Completion of all work orders received in a timely manner.
Walk all vacant units, to ensure which units will be converted to Condominiums in Phase I and to decide which units are acceptable to continue to Lease in Phase II.
Arrange for showing of vacant units, review all applications, run background checks, as well as Lease, and show prospective units to potential renters for short term leases.


Raintree Apartments At Park Village:
Sept - February

Property Manager: Responsible for all aspects of running units community. Monthly reports, hire staff, maintain daily functions of Community. Accounts payable, and receivable. Update Rent rolls, Month End reports, Oversee all vendors, upkeep Property. Monthly Billing reports.
Walk Property weekly to ensure Cleanliness. Monitor all Resident Patios, continuously monitor all Resident vehicles to ensure tags are updated, and in proper working condition.
Oversee Staff performances on a daily basis, making sure that all responsibilities are taken care of in a timely manner.
Prepare Monthly Budgets, maintain and update to ensure Cost Efficiency.


The Oaks:
Dec - June

Property Manager/Personal Assistant: Maintain all aspects of Collections, for owner, also duties included but not limited to maintain property, Supervise Leasing staff, and Maintenance crew to assure Property upkeep. Accounts Payables/Receivables. Month End reports. Delinquencies.

Jan - June

Property Manager: Responsible for all phases of Managing a unit dual complex. Responsibilities included but not limited to oversee and supervise Leasing staff of , and Maintenance crew of .
