At the direction of the Facilities Maintenance Supervisor, this position is responsible for performing and/or coordinating a variety of skilled maintenance and repair duties in the care of PPIL equipment, buildings, and within the facilities. The primary emphasis of the job is on performing various tasks that require general mechanical ability. Assists in creating a safe and comfortable environment for employees, patients, and guests.
Essential functions:
1. Repairs, replaces and installs a wide range of electrical components, including electrical circuits, wires, outlets, fixtures, appliances, ballasts, HVAC, and lights.
2. Repairs, replaces and installs plumbing fixtures and appliances as necessary.
3. Performs basic carpentry skills, including fastening cabinets to walls, and replacing doors and locks.
4. Repairs window frames, tables, chairs, and other miscellaneous equipment.
5. Ensures timely and regular inspection of sprinkler system, elevator, and other regular building and equipment inspections and repairs. Keeps organized records of inspections and repairs.
6. Performs minor repairs and preventative maintenance duties on heating, cooling, and air distribution systems, such as changing filters. Responsible for heating/cooling diagnosis and problem-solving.
7. Maintains records of scheduled maintenance procedures electronically.
8. Lifts and moves furniture, equipment, supplies and tools.
9. Assists with setting up facilities for meetings, conferences, events, etc.
10. Performs cleaning and related activities such as removing snow or debris from sidewalks and stairs in areas near buildings as needed.
11. Responds to emergency maintenance requests as required.
12. May obtain estimates for supplies, repair parts, contracted maintenance and repairs; orders parts as needed.
13. Assembles miscellaneous small equipment and furniture, as needed.
14. Routinely maintaining the overall presentation of assigned facilities; repairs plaster and drywall; paints a variety of surfaces, both inside and outside of buildings using brushes, and rollers.
15. Maintains service inspection and maintenance logs for agency vehicle electronically.
16. Demonstrate an understanding of and commitment to remain informed about PPIL protocols, policies, and procedures.
17. Demonstrate an understanding of and commitment to PPIL core values of access, activism, care, confidentiality, diversity, excellence, integrity, respect, self-determination, and stewardship; practice these values in relations with internal and external customers.
Other responsibilities:
1. Performs basic custodian duties as necessary; cleans windows as required; restocks restroom paper and soap supplies as needed.
2. Perform additional related duties as requested.
3. Cleans equipment and work areas.
4. Calls in work orders to outside contractors/vendors as necessary.
5. Safely operates all vehicles and other job-related equipment.
6. Ensures proper care in using and maintaining equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
7. Maintains storage areas in an organized manner, including an up-to-date inventory of all facilities-related surplus equipment.
8. Prepares and maintains weekly, monthly, quarterly and annual facilities checklist for Administration building. Maintains records of scheduled maintenance procedures.
9. Implements and promotes the agency’s customer service philosophy and standards in all interactions with clients, co-workers, and the public.
10. Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality customer service.

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work
environment ranges from moderately quiet to extremely noisy depending on the task being performed.
Work is performed indoors and outdoors, requiring physical effort in maintenance and repair work, with frequent lifting of moderate to heavy objects. Physical demands of the position necessitate hearing, talking, handling, and grasping regularly. May require lifting up to 80 pounds (the ability to carry heavier loads with the assistance of another person). Ability to tolerate minor exposure to building maintenance and repair chemicals, airborne environmental nuisances associated with machine exhaust and open grounds, and machinery noise.
The employee should have the ability to work from ladders and work at heights. May also occasionally work in close restricted locations. Specific vision conditions include close vision reading. Requires the ability to operate a computer, telephone, fax, copy machine and adding machine or calculator.
This position requires traveling statewide in an agency vehicle; therefore, a valid Illinois driver’s license and auto insurance in accordance with agency liability standards is required.
Supervisor: Facilities Maintenance Supervisor
Status: Full time, non-exempt form the overtime provisions of the wage and salary regulations.
Qualifications:
Education: High School Diploma, GED, completion of trade school or equivalent with
special training in one or more trades required.
Experience: Minimum two years of experience in performing semi-skilled building, mechanical, construction, or grounds maintenance tasks is required. Prior experience with electrical, plumbing, and HVAC is required.
Skills and Abilities:
• General knowledge of all trades (carpentry, plumbing, HVAC, electrical, and painting) and the tools required in each area.
• Ability to operate and maintain equipment and hand and power tools used in building maintenance. Knowledge of equipment and supplies used in performing janitorial duties.
• Demonstrated ability to follow and/or interpret oral and written directions, policies, and procedures. Knowledge of OSHA safety regulations, work hazards, and safety precautions, including fire safety.
• Ability to communicate effectively, both orally and written.
• Ability to read and understand instruction manuals, blueprints, plans, and drawings.
• Ability to use computers for basic functions, such as e-mail.
• Ability to work with accuracy and attention to detail to meet deadlines.
• Ability to estimate time, labor, and materials required for building maintenance projects.
• Ability to prepare and maintain accurate records and reports.
• Ability to travel statewide and in emergencies/critical instances on short notice.
• Ability to multi-task and prioritize work.
• Ability to handle confidential data.
• Ability to work independently with limited direction.
• Demonstrated positive interpersonal skills. Ability to develop and maintain effective working relationships with associates, employees of other departments, and representatives of other organizations.
• Possession of a valid Illinois driver’s license and safe driving record.
